Terms & Conditions

  1. 50% deposit is due on date of booking.
  2. The balance of the price is due 28 days prior to holiday commencement.If the final payment is not paid then we will send you a reminder. If you fail to make the relevant payment within 14 days of the date it is due, we will assume that you wish to cancel your booking. If this happens, your booking will immediately be cancelled, and no refund will be made.
  3. Cancellations are not accepted, and the full price will remain due. However, should it prove possible to re-let then a discretionary refund may be made. This will never be greater than 50% of the price.
  4. During Covid 19 we are more flexible, if you are unable to travel due to lockdown or quarantine, we will allow you to move your dates to a new suitable time free of charge.
  5. The person making the booking is considered to be the contracting party and is responsible for the individuals or groups actually occupying the cottage, including loss or damage to the cottage and/or its contents.
  6. Border View & The Orchard Cottage should be left in a clean and tidy state, as found. Domestic help can be arranged at the end of your holiday. Prior notice is needed please.
  7. Check in after 16.00, departure before 10.00.
  8. Exclusion of Rent Act 1974 – the let in this leaflet only confers on the guests ‘the right to occupy a dwelling house for a holiday’ within the meaning of the Rent Act 1974, they are expressly excluded from becoming ‘protected tenancies’ as defined in the Rent Act. At the end of the let, you will vacate the cottage, leaving it in a clean and tidy condition.
  9. Bookings are not transferable, and sub-letting is not permissible.
  10. Tiptoe Farm is a working farm. Whilst it is rare that any farm activity takes place which would interfere with holiday enjoyment, the prevailing weather conditions occasionally mean that work has to take place in unsocial hours. In this context and indeed generally, no responsibility can be accepted for accident or injury to any person or their property nor for illness whilst on farm property.
  11. Two well behaved dogs are welcome. They are to remain downstairs in the property and not on the furniture or within the bedrooms.
  12. Points 3 and 8 above mean that it is in your interests to subscribe to a reputable holiday insurance to cover the relevant areas.
  13. In the interests of safety, the property can be entered at our discretion by ourselves as owners, or our representatives.
  14. Whilst we do our utmost to provide guests with an enjoyable and satisfactory holiday this cannot be guaranteed. We also reserve the right in any circumstances to cancel your holiday, without giving reasons. In this unlikely event compensation is limited to the monies paid.
  15. Please report any breakages or damage which have occurred during your stay.
